We were initially contacted to do a fixed price evaluation for probate purposes for the property in
Chatsworth Drive, Wetherby.              It seemed logical to do a free assessment for a house
clearance quote at the same time.

Once probate was granted the family commissioned us to conduct the house clearance. The task was
broken down into three parts. Some items of exceptional value were delivered by us to an auction
house with the proceeds going directly to the client. Other items of lesser value contributed to the
allowance we  made against the labour and tipping costs for removing and disposing of all the other
items comprising the house clearance.   

The fact that some items had to be handled with extreme care and taken to an auction house, and
some of the rooms and the garage, sheds and greenhouse were cluttered, was the reason the total
clearance of the house took a two operative team with box van (who are based in Harrogate) two
days to complete.
The clearance of this cottage in Kirk Deighton, Wetherby was difficult because the contents of a
shed had to be carried through the house and down a bank to the roadside.

The stairway from the first floor was very narrow - it was difficult to see how some of the items
went up in the first place but we managed.

Does a house clearance cost us?

The truthful answer is maybe or maybe not

In any form of clearance we incur costs. These are labour, transport and we pay tipping fees.
We need to recoup these costs and make a profit.

In the majority of cases the second hand value of items reduces our fees.

a) the value exceeds the costs so we pay the client
b) the value equals the costs so we remove everything for free
c) the value is lower than costs but reduces the fee in an agreed way.

Of course there may be no second hand value so no fee reduction and our full fee is payable.

So the answer to the question is it depends on the size of property, its position, and many other factors
AND the quantity and value of the items inside.
Without an assessment we can't determine the value of items so any telephone quote is meaningless.
